You don’t have to worry about appraisal issues. A lot of times the cash buyer has no inspection, they’re buying it as-is. Sometimes you can even leave your stuff behind that you don’t want. There are quite a few advantages to selling for cash.
What would be some of the disadvantages to selling your home for cash?
Usually, a cash buyer wants a discount for paying cash for a house. If your house is in really good condition you have a little bit of time to sell and you don’t have the stress. Normally under most circumstances, a retail buyer that’s getting a loan is going to pay you the most. There are some cash buyers in the market right now who will pay retail, but most cash buyers are looking for a discount.

Quite often, and sometimes they’re off-market, sometimes they’re on market, so you don’t see all the transactions. Percentage-wise, I’m not exactly sure, but it’s quite a few.
When you say off-market, what do you mean by that?
Sometimes a seller doesn’t want people coming through their house, and so they don’t really want to list the property, they just want to sell it for cash and be done, so that would be an off-market transaction. Yeah. They could either be trying to run comps on the properties to see what the value is. I don’t know what calculator that would be, but maybe also whether they’re trying to figure out what they’re going to net after title insurance and relative fees and expenses, a net calculator also would be a good tool.
How would you find out a quick estimate on what a home is worth?
If I can come and see the property, I can run comps and compare it with exact comparables in the area to give you an accurate value of what your property is worth.
How fast are you guys able to book those appointments with people?
Usually the next day, sometimes the same day. We always try to accommodate the seller’s schedule on that.
There are a lot of software and online systems out there like Redfin, Offerpad, and Zillow. What would be the disadvantage to working with one of those companies?
Well, most of them are just making you an offer on your property. Again, you’re not getting out there to the masses and advertising it out there to everyone. Then also with some of their calculations, they configure what your house is worth, by taking averages in the area. But if you have upgrades or certain features, that can’t be calculated without looking at the property and assessing the comps properly.

There are certain times when it’s a good idea, in certain situations. For most people, it’s better to have a REALTOR® represent you. To guide you through the process, to make sure that things are being handled properly, that you’re getting the most amount of money for your property. But there is a situation for cash. I would say that’s a small percentage of the market, probably 2-3 percent of normal sales. Most likely you’re going to get your best representation and net the most amount of money if you list with a REALTOR®.
